Splitting rent fairly is one of the most-Googled questions in shared living — and one of the easiest to mess up. The "easy" answer (divide equally) only works when every bedroom is identical. The fair answer depends on a few factors most leases ignore.
Three methods that actually work
Pick whichever matches your household's values:
- Equal split — fastest, fairest when bedrooms are roughly the same size and amenities don't differ.
- By room size — bigger room = bigger share. The most common method when rooms vary in square footage.
- By income — share scales with each roommate's earnings. Useful when one person earns substantially more than the others.
What about utilities?
Utilities (Wi-Fi, electricity, gas) are usually split equally — they're consumed by everyone, regardless of room size. Track them as separate recurring expenses so you can see whether the rent split is fair on its own.
